CONCEPT VIEWS

Based on a ‘Call for Sites’ by the Planning Authority for residential land to enable further growth of the town a response was developed to enable the delivery of a mixed residential opportunity on the periphery of the historic town centre.

The scheme focused on the delivery of a ‘retirement village’ that would provide an opportunity for householders to downsize to this location and to have a care pathway from independent living to sheltered with warden support and then into a care home that would include dementia care (EMI) all in the same location.

The site was required to be developed with ecology areas, activity trails, social gathering areas and the opportunity for small scale food growing.

It was located to enable ease of permeability into the town centre by walking for all ages and the use of electric wheelchairs. Within close proximity were public activity and sports areas and there was also a good public transport network. The airport was close by and a heritage railway ran past the site.

CONCEPT VIEWS

Airport Technology Park

A development proposal on land owned by both private interests and government to realise the potential for economic growth and inward investment in biomedical, R&D/research, start-up businesses.

A key feature was the proximity to an existing airport hub with the potential to develop a new terminal and freight hub which would allow ease of getting products to market overseas.

Part of the scheme also included a ‘Freeport’ designated area primarily aimed at companies who were solely exporting enterprises following the conversion of raw goods/materials into export products.

There was also a private jet centre that facilitated support for both private and corporate jet owners. The airport runway having been previously extended would permit as a part of the future planning the opportunity for flight service to connect directly to other international hubs such as Dubai in the Middle East and New York/Boston in the US.

Other key features include solar energy with an adjacent solar array on 5 Ha of land. Park and Ride using electric operate shuttle busses and the encouragement to develop commercial building to Passivehaus standards. Also to include solar pv and rain water recovery systems.

A site owned by a leading Heritage Tourism business in the UK sought to redevelop a former historic and now derelict coastal tourism site to provide vacation residential, food and beverage, regenerated boat pier for sailing trips around the island and connected travel by coastal path, heritage train. car and boat plus with a sculpture trail in the adjacent Port Soderick glen
