TOWER HOUSE
Tower House Loch Promenade IOM - has just been sold by its current owners - had the privilege of designing this for a very special client who wanted it to be loosely based on Powerscourt Townhouse Centre in Dublin Ireland - there the atria there was basically formed by covering the space between a number of Georgian buildings whereas this building intentionally had the space - this was a specific requirement of the client.. Also the design was in a conservation area of the Promenade and the facade carries a high level of detailing.
The building had a mix of uses including retail, food and beverage, therapy suites and office commercial.
The site was a tight site between two roads and had engineering difficulties requiring ground piling to an average depth of 15 metres - some locations hit fissures between the rocks and nearly double that depth. Its location was also beyond the late 1800’s original sea wall and on land reclaimed during the Edwardian era.

Karla Bidjar - application determination for stage one of the Cultural and Community facility for indigenous West Australians in Midland - Karla Bidjar is expected shortly. It is with Development WA.
Good to have worked with Rise Urban (www.riseurban.com.au) on the Planning aspects.
Ongoing design consideration is being given and in particular investigating the heritage of the land for cultural mapping and recognition of country..
PLANNING:
Change of Use application has been approved by Development WA with conditions. Nothing onerous and now implementing the requirements of the conditions with the client.

Port Hedland
…….. feasibility for a new community hall with dual use as place of worship that can be rented out in South Hedland now awaiting the client’s input.
Meeting held in South Hedland with stakeholders to discuss the concepts and options.
it is now with the client. When further instructions are received a masterplan and phasing options will be developed.
Noted that WA’s new Aboriginal Cultural Heritage Act is being withdrawn. Reference is now back to the earlier legislation - Aboriginal Heritage Act 1972 (WA).

Kalamunda WA
What to do with a problem building? There are a variety of uses this building could be put to in the town. It needs a number of parties to come together to make it happen. The town needs be carefully considered in urban and heritage value terms to ensure that it survives and thrives.
The aerial masts on the top significantly limit the buildings reuse and is a significant issue to vertical expansion of another floor..
Thinking about the options and trying to find a solution as this is a ‘gateway’ building to a completed multi-million dollar regeneration scheme of highway and landscape improvements. Do nothing is not really an option.
Former uses include doctors surgery, pharmacy, offices.
